What to Expect From Your Inspection

Are you buying, selling or maintaining your home? SightMark Home Inspections provides professional and quality inspection services. Our licensed home inspectors will ensure a thorough examination is done through your home and walk you through each step. We proudly follow the Standards of Practice for home inspectors established by ASHI, the leading home inspection association.

After each home inspection, we will personally explain the condition of the home and systems with you and your agent. We will further discuss any major issues that need to be addressed and also review the items you will want to keep an eye on for deferred maintenance. This will all be delivered in our detailed easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. The report will detail the items we discussed with images for reference.*

It is important to determine the condition of the property and the need for any major repairs before you buy. We will gladly go through the home and thoroughly inspect it from top to bottom by providing you an easy-to-read multi page inspection report at the end with all of our findings.*

Our home inspections start at $225 and go up from there depending on the square footage of the house including the basement. We outsource qualified license professionals to conduct Termite and Sewer inspections.*

Not just home buyers need to consider a home inspection. It is recommended sellers have a listing inspection done – a home inspection prior to listing their home for sale, to save time and money during the home selling process.

SightMark Home Inspections thoroughly inspects and reports on the following:

Structural Components
Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.
Exterior
Siding, windows, chimney, water management, decks
Roofing
Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.
Plumbing
Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.
Electrical Systems
Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.
Heating, Ventilation and Air Conditioning Systems
Heating and cooling equipment, ducts, vents and flues.
Appliances
Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.

WHAT IS NOT INSPECTED?

There are items that are not inspected during a home inspection. These items include, but are not limited to:

fences and gates
screening, shutters, awnings, and similar seasonal accessories
geological and/or soil conditions
seawalls, break-walls, and docks
outbuildings or any other detached structure with the exception of garages and carports
erosion control and earth stabilization measures
pools and spas
refrigerators
washers
dryers
clothes washing machine connections
wells, well pumps, or water storage related equipment
solar water heating systems
fire and lawn sprinkler systems
private waste disposal systems
window A/C units
central vacuum systems
water softeners
alarm and intercom systems
low voltage wiring systems
ancillary wiring systems and components
measure amperage, voltage, or impedance
heat exchangers
humidifiers or dehumidifiers
electronic air filters
solar space heating systems
underground items including underground storage tanks
outdoor cooking appliances
satellites, antennas, or other installed accessories
interiors of flues or chimneys that are not readily accessible
any item that is not a permanent component of the home.
paint, wallpaper, and other finish treatments
carpeting
window treatments
household appliances
fire screens and doors on fireplace
automatic fuel feed devices
mantels and fireplace surrounds
heat distribution assists (gravity fed and fan assisted)
Drop ceilings tiles are not removed as they are easily damaged and this is a non-invasive inspection.

Termite Inspections
Termites and similar pests cause an estimated $30 billion in damage to crops and man-made structures in the U.S. each year. Once a homeowner discovers termite damage, they will spend an average of $3,000 to repair it. Having a termite inspection done by a certified professional will ensure your home and your investment are protected.

Radon Testing
Radon is a radioactive, colorless, odorless, tasteless gas, occurring naturally as a decay product of radium. It is the second leading cause of lung cancer in the United States next to smoking. Radon enters your home through the soil. To be sure levels of Radon in your home are safe for habitation, a 48 hour continuous measurement in the lowest living level of your home will be conducted.

One thing to keep in mind is that Radon is everywhere, some areas just have higher levels of it. Radon is measured in picocuries per liter, or pCi/L. The natural outdoor level of Radon in the United States is 0.4 pCi/L. The US EPA has set the action level of indoor radon levels to be 4.0 pCi/L, meaning any measurement found in a home at this level or greater requires radon mitigation.You can view a map of areas across the United States and what the average measurement is by visiting epa.gov.

Sewer Inspection
One of the last things you want after moving into your new home is to have a backup. I outsource qualified professionals to perform a video inspection of your sewer lateral lines. A sewer lateral is the part of a sewer system that runs from the house to the sewer main, which is usually under the street.

A video inspection can find tree roots that have grown into the line, cracks, sags, and offsets in the line. Having an inspection of your sewer system can point out any major issues with a home before the purchase. Finding these issues can help you negotiate with the seller on repairs and potentially save you thousands of dollars.
